Approval is sought for condo plan in Colonie

Ever since, the building and the site along Menands Road in Loudonville have been unused, a bleak reminder of the tragedy.
But a Latham developer has plans to build a condominium building on the site, a proposal that will be considered Tuesday night by the Colonie Planning Board.
The plan by Hayes Development calls for 24 condominiums in a three-story, colonnade-flanked building. There would be 31 parking spaces under the building, and another 25 to its north.
The site at Menands and Schuyler roads, however, is zoned for single-family homes, said Denise Sheehan, Colonie’s director of planning and economic development.
That means developer Daniel Hayes, a Loudonville resident who could not be reached for comment Friday, needs the Planning Board to approve the site as a “planned development district.”
To get the designation, Hayes will need to convince the board that the proposal provides benefits to the community.
Sharon Bright Holub, president of the Greater Loudonville Association, a neighborhood group, can think of at least one benefit: “It’d be nice to get rid of the eyesore that’s currently there,” she said, referring to the shell of the old pub.
Holub said the association is supporting the plan, believing it is attractively designed, an improvement over what’s currently on the site and likely superior to other potential proposals.
“It is in keeping with the architectural standards we would like to see in a community like ours,” Holub said.
Hayes purchased the 2.1-acre property in late 2005 for $380,000.
