Phoenix-based Paradise Valley Medical Properties LLC acquired a 24,985-square-foot office medical condo in Phoenix for $3.24 million, or just less than $130 per square foot. The seller was locally based 46th & Bell LLC.

The condo is in Building 8 of the 45th Place office medical complex, at 4550 E. Bell Road. The facility was constructed in January and sold in shell condition.

The new owner plans to flip the property to another buyer.

Amy Whatley and Lindsey Carlson of Colliers in Phoenix, along with Megan Sherwood and Eric Tollefson of The Plaza Cos., represented the seller. No buyer broker was reported.
