Condo conversions in Rogers Park

Several condominium conversions are under way in the East Rogers Park and West Rogers Park neighborhoods.

“Many home shoppers are looking for an affordable alternative to more expensive North Side neighborhoods,” said Charles Huzenis, president of Jameson Realty Group, which is the exclusive marketing and sales agent for several developments in the area.

East Rogers Park is bordered by Howard on the north, Ridge on the west, Devon on the south and Lake Michigan on the east.

“In East Rogers Park, many buildings sit along the beachfront. The neighborhood is the only Chicago community with direct access to the lakefront,” Huzenis said. “The neighborhood is just 20 minutes to the Loop by car from the Outer Drive.

“Rogers Park is also one of Chicago’s most wonderfully diverse neighborhoods with a plethora of ethnic restaurants,” he said. More than 50 languages are spoken among the community’s 63,000 residents.

Jameson Realty recently began marketing the Yellowstone, a condominium conversion at 1667 W. Farwell. Base prices range from $169,900 to $254,900. The courtyard building has 27 units. Condos have 2 or 3 bedrooms and 1 or 2 baths. Standard amenities include diagonal hardwood floors, granite countertops and stainless steel appliances.

Jameson Realty Group is marketing four other condominium developments in Rogers Park.

# The Grove at Greenleaf, a 44-unit vintage courtyard condominium development at 1358 W. Greenleaf, a half-block west of Sheridan Road (between Touhy and Pratt). Base prices range from $134,950 to $264,950. Units have 2 bedrooms and 1 or 2 baths. Amenities include stainless steel appliances and in-unit washers and dryers.

“All of the condominiums at the Grove at Greenleaf come with exposed brick walls and new 3 1/4-inch Brazilian cherry hardwood flooring in the living areas and wall-to-wall carpeting in the bedrooms,” said Jody C. Williams, vice president of marketing for Jameson Realty Group.

New kitchens feature stainless-steel appliances, including oven/range, refrigerator, built-in microwave and dishwasher. Other standard amenities include granite countertops and in-unit washers and dryers.

# The Waverly on Wallen, a 26-unit courtyard building at 1618 W. Wallen in East Rogers Park. Base prices range from $149,900 to $224,900.

The development is 60 percent sold. Units have 1 to 3 bedrooms and 1 to 2 baths. Units have new hardwood floors and stainless steel appliances. Bathrooms are equipped with a pedestal sink and a maple vanity.

# North Beach Lofts, a 43-unit adaptive-reuse and new-construction loft condominium development at 1225 W. Morse, one block from Lake Michigan. Base prices range from $274,900 to $344,900. Units have 2 bedrooms and 2 baths. About 80 percent have been sold. Sizes range from 1,068 to 1,633 square feet. Garage parking is $19,900.

Developer Bill Markle of Markle Development Inc. said the project features a mix of new-construction homes and adaptive-reuse residences. Three floors of new-construction condominiums are being added to an existing two-story concrete loft building, he said.

Ten loft units in the original building will feature 13-foot ceilings, while the 33 new-construction condominiums on three new floors will have ceiling heights of 10 feet.

# Washtenaw Gardens Condominiums, a 22-unit vintage condominium development is at 6341 N. Washtenaw. About half the units have been sold. Base prices range from $168,900 to $194,900.

“Despite low prices, all of the rehab is of high quality,” Huzenis said. “For example, all of the kitchens have been completely gutted and remodeled with granite countertops, 42-inch maple cabinets and stainless-steel appliances.” Balconies are standard.

One of the anchors of Rogers Park is Loyola University, which has about 10,000 students during the school year. A block to the east, there is Loyola Park, at 1230 N. Greenleaf, with baseball and soccer fields, basketball courts and a playground. There is also a field house with two kitchens (available for rentals). Barbecuing is also allowed.

South of Loyola University, the Berger Park Cultural Center at 6205 N. Sheridan hosts concerts. The center also has one of the most popular ceramics programs within the Chicago Park District.

The West Rogers Park neighborhood, also known as West Ridge, is bordered by Kedzie, Howard, Ridge and Peterson. The community has a segment of the North Branch of the Chicago River as well as Thillens Stadium, which features a top-rated Little League baseball program.
