Median sales price rises nearly 14% in Southwest Washington

The Regional Multiple Listing Service’s year-end home sale statistics for Southwest Washington — Clark, Cowlitz and Pacific counties — show that the temperature out there in real estate land is hot and cold.

Hot: The year-end median sales price for 2006 was $256,000, a 13.8 percent increase over the year-end $225,000 in 2005.

Cold: The number of new listings in December 2006 (727) and closed sales (508) were down compared with December 2005 — 845 new listings, 753 closed sales.

Hot: But over 12 months, new listings were up in 2006 (16,039) compared with 2005 (14,369).

Cold: But over 12 months, closed sales were down in 2006 (8,204) compared with 2005 (10,211).

Hot: The sales activity, RMLS said, represented the second highest dollar volume for Southwest Washington in the history of RMLS — $2.4 billion. The highest was $2.7 billion in 2005.
